Extraordinary General Meeting held on the 10th November 2021 – Agenda / Calling

In compliance with article 16 of the Horizontal property Act, you are hereby invited to attend the of the Community of Owners EH-6 Montilla IV that will be held on the 10th of November 2021, at 4.00 pm in first summons and at 4:30 pm in second summons, at Centro Ecumenico de la Parroquia Cristo Resucitado (Calle Diamonte 7, 03189 Orihuela Costa), with the following agenda:

1.-Approval of expenses of previous years 2019-2020 and 2020-2021 See attached documents “Expenses Report”.                                                                                                                                     o Yes o No

2.- Election of the Board members.

The present president Mrs. Norah Bond has informed us that she wants to resign from the charge of President.  Mrs. Stephanie Barker, current Vice President, has proposed herself for the charge of President.  We ask those who are interested in being part of the Board, to inform us in advance.

 3.- Approval of the Budget for next year. See attached document “Budget 2021-2022”.

Note:  The Community fees to be increased to :  

Apartments:  €174.50 quarterly.   

Independent properties: €142.02 quarterly.

Garages:  €25.81                                                                                                                                       o Yes o No

Due to improvements carried out in the Community in the last years (from 2019 to 2021, 40,000€ approx) with no contributions (pool motor sheds, chlorine and ph automatic dispenser, new access gate, artificial grass in pool area, keypads for gates, etc) and the increase of the electricity cost and the rest of costs, we must raise the fees to restore a favourable balance in the Community account and be able to afford any emergency and improvement that may arise, we must raise the Community fees.

4.- Approval and settlement of Owner’s debt with the Community and authorization to the President and Administrator to sign Power of Attorney for legal claims in the name of the Community, if necessary, and to file legal complaints to claim the arrears balance.       o Yes o No

*Future projects:

– Consider the possibility of removing the palm trees around the blocks and in the middle of the pool to reduce the maintenance expenses in the long term.
